If you’ve never hired a property manager before, sometimes it’s hard to know what to ask. To help you get started we have posted a few questions Sleep Sound property owners have asked before they hired us.
Q: I’ve been looking into hiring a property manager, what sort of services do you provide and what can I expect to pay?
A: We offer a variety of services, the two primary services owners hire us for is tenant placement and monthly management. Tenant placement is what we do to find a tenant for the property ranging from advertising to handling the move-in arrangement. This is the most time intensive part of the process and the most important part. Monthly management refers to the monthly duties we perform, some of these include collecting rent, sending out monthly statements, handing maintenance and more. For tenant placement we charge 50% of the first months rent ($500 minimum) and for monthly management we charge 8-10% ($75 minimum) depending on the property.
Q: What time of the month can I anticipate receiving rent from you?
A: Rent is collected on the 1st and deposited on the 2nd or 3rd of the month. We wait for the check to clear the client trust account and mail them out once they do. Payments are sent out on the 8th or the 9th. For customers who are interested we can directly deposit the funds into your account.
Q: How do I know you’re going to pick a tenant that will treat my property with respect?
A: We screen the tenants thoroughly; we check credit, background, employment, rental history and many other factors to give us a clear picture of how the tenant might treat the property. Once we have determined the tenant is a good candidate for the property we will wait for your final approval.
Q: Who decides what the property will rent for?
A: Ultimately the market will determine what your property will rent for. We will research the area and surrounding rentals to find out what a property like yours might rent for, then based on your goals and timeline we will recommend a starting rent.
Q: What happens if the tenant doesn’t pay rent on time?
A: The tenant will be mailed a 144 hour notice and a 72 hour notice for nonpayment of rent. The tenant will also be charged late fees for paying late. In the event the tenant does not pay as agreed they will be evicted.
Q: How do you advertise my property? How long will it take to find a tenant?
A: We advertise your property online on a variety of websites and a yard sign for local traffic. Typically for a week priced property it will take 2-6 weeks to find tenants. But, for properties attempting to command a higher rent or with heavy competition, it may take longer.
Q: Who do you hire to do the maintenance on my property?
A: All maintenance is performed by outside contractors. We have built relationships with these excellent vendors and are able to obtain great pricing as a result.
Q: How are emergencies handled?
A: Tenant’s contact our emergency line and the emergencies are addressed immediately. Emergencies are matters resulting in fire or water damage. Other requests will be handled through maintenance requests.
